Budapest has nearly 2 million square metres of category „A” office space, the majority of which was built since the 1990-s. Most offices are in newly built complexes, with full air-conditioning and other modern amenities; others occupy historical buildings, which were formerly residential property.
In terms of rents, Budapest offers the cheapest of office locations in Central Europe with a prime rent of €17,9/sq m/month on average in the year 2007. While the volume of office space in Budapest continues to grow at a fast rate, it appears that developers and agents are not having much difficulty finding tenants to fill it. Vacancy rates are continuously under 10%.
